Commercial Buildings
Blackmore Timber Engineering manufacture bespoke softwood timber frames for commercial buildings, for example offices or infill panels for a steel framed building. We are happy to work from clients architectural drawings or where the client knows what they want to build we can provide a full design service including planning application submissions.
Typical Specification
We will happily work to any specification the client wishes but typically frames are of an open panel design comprising 140x38mm CLS studs at 400 or 600mm centres, 9mm OSB sheathing and Glidevale TF200 breather membrane. Filled with mineral wool insulation the walls would have a U value of approximately 0.26W/m²K.
Floors can be of solid or engineered joists either precut for site fixing or formed into cassettes. We can supply truss rafters or pre-cut timbers for forming a cut roof. Structural drawings and calculations will be provided for Building Regulations approval.
Erection
We are happy to work with clients on a supply only basis
but also offer an erection service. As soon as the
foundations have been completed we will deliver the frame
to site and erect it, typically within 10 days, depending on
the size and complexity of the project. We can install
windows, doors and felt and batten the roof to leave the
building weather tight for the client to finish.
Project Management
In addition to supply and erect we are able to offer a full project management service to clients in the south west using local contractors to complete the groundworks, roofing, external cladding, insulation, and internal fitting out.
